When to Replace a Water Heater

← Resources

Age, leaks and warning signs that point to replacement instead of repair.

Most tank water heaters last roughly 8–12 years; tankless units often last 20 years with maintenance. Hard water, like most of central Oklahoma's, tends to shorten tank life.

Find your heater's age

The serial number on the label usually encodes the manufacture date (often a letter for the month and two digits for the year). The manufacturer's website explains its code.

Replace rather than repair when

  • Water is leaking from the tank body itself (not a fitting or valve) — a leaking tank can't be repaired.
  • The tank is past about 10–12 years and needs a significant repair.
  • You see rusty hot water only (not cold), suggesting internal corrosion.

Repair usually makes sense when

  • A thermocouple, igniter, gas valve, element or thermostat fails on a newer unit.
  • The temperature-and-pressure (T&P) relief valve drips — though that can also signal excess pressure worth checking.

When replacing, check that the new unit's size fits your space and that venting and gas lines meet current code; many cities require a permit.
